  Gary F. Kristensen

  President and Chief Appraiser

  Gary F. Kristensen is the Owner and Chief Appraiser of A Quality Appraisal, LLC, has the top ranked appraisal blog in Portland, sits on the board of directors for the Rose City NAIFA, is a Candidate for Designation with the Appraisal Institute, is an Accredited Green Appraiser (AGA), is a beta software tester for a la mode, Inc., and is a regular speaker for appraisal and real estate agent training. He is an Oregon native who grew up in Milwaukie, graduated from Oregon City High School, and lives in Happy Valley. Gary has several appraisers in his family. He started working in real estate appraisal shortly after graduating from college. Gary began his appraisal career by working for a company located in Oregon City and appraising properties in 26 counties in NW Oregon and SW Washington. He worked as a Certified Residential Appraiser focusing on remote rural properties and as a Registered Appraiser’s Assistant working on commercial properties. During this time, Gary became adept at working with complex, unusual, or remote properties — properties that most appraisers never attempt due to extremely limited sales data. Mr. Kristensen has experience in appraising nearly all property types including industrial, development land, commercial/retail, and multi-family. However, Gary’s principal interest and certifications are in the valuation of residential properties four units and less. He uses his experience in commercial appraisal to address complex problems in Portland area residential valuation with an open mind. In 2010, Gary started the company that eventually became A Quality Appraisal, LLC. This was during hard times for appraisers, after the housing bubble burst in 2007. Gary was simply trying to survive as an appraiser but he quickly found that his attention to detail, willingness to try new methods, and professionalism kept appraisal orders coming at a time when other appraisers were leaving the profession. In just a few months, Gary was able to hire two other employees, James Anderson and Lucas Warren.

  James W. Anderson

  Senior Appraiser

  James (Jim) W. Anderson is Senior Appraiser at A Quality Appraisal, LLC and holds the Accredited Green Appraiser (AGA) designation. Jim is native to Gresham and Damascus areas and now lives in West Linn. He took a long road to real estate that included owning and operating a company with over one million dollars in annual sales. Jim came into the field of real estate appraisal at a time when few companies were able to employ an appraiser, let alone a trainee. This meant that he had to work with four different supervisors over the course of five years to earn the experience necessary to become an Oregon Certified Residential Appraiser. Working for so many appraisers gave Jim insight into the processes of different Portland Area real estate appraisal firms. He quickly realized that many appraisers have a way of doing things that differ from textbooks. He eventually chose to join the A Quality Appraisal team because this company puts product quality ahead of all else.

  Lucas T. Warren

  Appraiser's Assistant

  Lucas T. Warren is a Registered Appraiser’s Assistant to Gary F. Kristensen and an Analyst here at A Quality Appraisal, LLC. Lucas lives in SE Portland and came to A Quality Appraisal, LLC as a second career after becoming a school teacher. Lucas loves working in real estate and renovating vintage Portland homes. Lucas brings a fresh prospective to appraisal because he knows what it takes to renovate deteriorated properties, and he has an ability to communicate his analysis clearly.

• Nazlah M. Cabading

  Independent Contractor

  Nazlah M. Cabading joined A Quality Appraisal, LLC in 2013 as an independent contractor doing data entry, social media, and marketing. Nayz has a bachelor degree in History but she has also worked as a freelance writer, a video editor, and as a customer service representative. Nayz helps to make our appraisers more efficient by taking over tasks that would otherwise distract from the goal of a quality appraisal product.
